The Four Listing Pathways
Sellers now have four distinct options, moving from maximum public exposure to controlled, privacy-focused marketing.
1. Active (A)
The traditional option for sellers ready for full public exposure and showings right away.
- Best For: Properties that are 100% ready for market.
- Exposure: Full syndication to public sites (IDX, VOW), visible to all MLS participants, and available for showings.
- Key Rule: Days on Market (DOM) begins counting immediately.
2. Coming Soon (CS)
A strategic option for "early awareness," allowing a property to be marketed before it's ready to be shown.
- Best For: Building buzz while finishing prep work.
- Exposure: Can be listed on public sites, but all marketing must be labeled "Coming Soon".
- Key Rules: Max 14 days; no showings permitted. Must be in MLS within 1 business day of public marketing.
3. Delayed IDX/Syndication (DIS)
A privacy-focused option for agent-to-agent marketing while controlling the property's broader online footprint.
- Best For: Sellers wanting MLS network power but wishing to delay public website syndication.
- Exposure: Active and showable in the MLS for agents, but not sent to public IDX/VOW sites.
- Key Rule: Requires a signed seller certification.
4. Office Exclusive (OE)
The most private option where the listing is not disseminated via the MLS.
- Best For: High-profile clients or sellers with significant privacy concerns.
- Exposure: Marketing is contained within the listing brokerage only.
- Key Rule (Clear Cooperation): If publicly marketed, it must be in the MLS for cooperation within one business day.
Mandatory Compliance: The New Seller Disclosure
A critical component of these new rules is a mandatory disclosure and certification form.
- Required for ALL Listings: A certification, signed by the seller, is now required for the filing of all listing types—
Active,Coming Soon,Delayed IDX/Syndication, andOffice Exclusive. - Purpose of the Form: This document ensures the seller makes an informed decision by:
- Disclosing the professional relationship between the broker and the seller.
- Having the seller acknowledge the MLS benefits they are choosing to waive or delay with an exempt listing type.
- Confirming the seller's final decision for their chosen listing pathway.
